Lake Zurich Realtors ? Questions You Should Ask Before Hiring A ...

Lake Zurich Realtors ? did you know there are nearly 1,000 serving the Lake Zurich real estate market. That?s a lot to choose from if you are preparing to sell your home. So how do you choose? You might choose the agent you worked with when you bought the property. You could get a referral from a relative or friend, or you might go online to search for an agent that you feel would do a good job for you.

Don?t be surprised if you look for a previous agent and find they are no longer in the business. Real estate has a very high attrition rate. Many Lake Zurich Realtors stay less than 2 years.

This post addresses what you should look for in Lake Zurich?Realtors in todays real estate climate no matter where you find one. We hope you take the time to read all the way through :)

Interviewing Lake Zurich Realtors

You?re a wise person to spend some time interviewing ?Lake Zurich?Realtors until you find one you feel is the best choice for you. There may be nearly 1,000 Lake Zurich Realtors serving the area but we are not all the same. All of us have different personalities and different marketing methods. This isn?t a scorecard where all the answers must be the best, it?s a matter of connecting with what is important to you.

Q1. How Long Have You Been Selling Real Estate?

Using a rookie to help you sell may not be the best choice. However bear in mind that experience does not necessarily make any Lake Zurich Realtors better. Enthusiasm can far outweigh a veteran who assumes you?ll just give them the listing and doesn?t do anything more than use the MLS. Use our other questions to help you decide.

Q2. How well do you know the Lake Zurich area?

Be wary of agents that say they work here but live in a different area. Resident Realtors have two advantages as your listing agent. First they know the area much better than the non locals. Second is the convenience factor. If your Realtor has to drive 10 minutes to open up or 1 hour, who do you think is going to be more positive about doing so. The time inconvenience factor or scheduling conflicts are more likely to crop up with the out of town agent.

Q3. Do you work in real estate full time?

The market in the last few years has forced many Lake Zurich Realtors to find part time jobs, even full time jobs. Consider how this translates into the ability to contact your listing agent. ?How long will it take a part time agent to get back to you or a buyer. If I were a seller I would absolutely insist on a full time agent.

Q4. Do you have any testimonials?

You can watch Lake Zurich Realtors shake in their shoes at this question. If a Realtor cannot produce any testimonials why would that be? Are they just too lazy to ask their clients or are they worried what the client might say! Previous client testimonials are about the best possible reference you can get. In my opinion they?are better than sales numbers, after all your relationship starts with person to person. Mine are here to read and I hope they give you a sense of my dedication and honesty.

Q5. The internet seems to be an important tool in marketing homes, how do you use it?

Many Lake Zurich Realtors are falling behind in the use of technology. Whether you understand it or not doesn?t matter, it?s whether your agent is leveraging it?s power. Believe me when I say not many Lake Zurich Realtors are! Statistically 90% of buyers use the internet in their home search. Lake Zurich Realtors must know how it all works to ensure your home gets the best exposure.

Q6. Do you have a personal web site and how well does it work?

That may sound simplistic and it is. Almost all Lake Zurich Realtors have a web site, many are?company?templates, some are started and abandoned, some are never looked at by the Realtor. To clients that?s not good enough. Your agent needs to have a pro-active web site that ranks well in the search engines i.e. Google, Yahoo and Bing, to attract buyers. Ask to see the site and try a few search terms to see if you find ?it.

Q7. Do you have a blog?

Another one of those times Lake Zurich Realtors are going to squirm. My guess is less than 5% have active blogs with informative posts like this one for the consumer. A blog is a collection if posts and a phenominal way of marketing your home. There?s no better place to publish large high definition photographs, expanding descriptions of your property, even add instant connect phone numbers for mobile users. The search engines love blogs so Lake Zurich Realtors should have one. Top Realtors in the market usually have blogs dedicated to each of their niche markets, in other words more than one! I presently write on 3 active blogs.

Q8. Social Media ? Can we link with you, friend you, like you, follow you?
If you know social media you?ll know what I mean by those questions above. Social media is extremely important in business today. Facebook, Twitter, Google Plus, LinkedIn are all examples that can be used by Lake Zurich Realtors to connect with potential buyers.

Q9. Which other web sites will my property be advertised on?

In addition to the Lake Zurich Realtors own web site, what other well known sites do they use. Will my home have a domain name and personal web site, how will it be found and seen.

Q10. Can you help me getting my home ready to sell?

Lake Zurich Realtors that have been in the business long enough will know what needs doing to make your home more marketable. Simple staging can make a home more presentable for little to no cost. Any agent that does this for you is a committed agent. Ask for explanations for all suggestions. Doing for doing sake is not an option, everything must have a benefit.

Q11. Do you have a good camera?

Whilst camera phones are fun and some are extremely good, there is nothing that can trump a good digital SLR with optional lenses and photo editing software to perfect a photo before publishing it. Lake Zurich Realtors are now responsible for their own photos, unless they hire an outside company. How many photos will your agent take. Where will the photos be published? Will a virtual tour be created? What makes your photos different or more appealing to buyers.

Q12. How will you communicate with me during the listing period?

Considering that this is the number one complaint about all Realtors, knowing the answer to this question is the cornerstone of a good future relationship. Even if you never hear from your Realtor, ever, if you know about it up front and accept it, then you cannot complain. Voice what would be acceptable to you, do you want a daily call, weekly email, monthly status report. Whatever you want you should find an agent that will give it to you, although a daily call might be asking a little too much. Mention your preferred communication methods.

Q13. Will I get feedback from showings?

Most Lake Zurich Realtors subscribe to some form of feedback system for showings by other Lake Zurich Realtors. Discuss the methods used, establish if you agree with the agent, let them know what you want.

Q14. Can I reach you at anytime?

Back to the part time ? full time Lake Zurich Realtors, find out when you can contact the agent and how. How long should you expect to wait to get an answer. Will you have their cell phone, can you call anytime, evenings, weekends etc. or are you limited to an office phone and office hours.

Q15. What do you do when an offer is received?

Find out how you?ll know an offer or more has been made. ?Discuss the process for?negotiating and accepting offers, contingency review periods,??what do Lake Zurich Realtors who list homes do and what are the buyers Realtors doing prior to the closing. What happens at the closing.

Q16. How do you qualify a buyer?

Lake Zurich Realtors working with buyers should not be showing homes to unqualified buyers. They should get buyers in front of loan officers and walk out with pre-approvals. Then again some of these approvals are not very good. As your listing agent, Lake Zurich ?Realtors should investigate all pre-approvals by lenders to make sure they are solid. Too many deals fall apart at the hands of poor qualifications for mortgages. Lake Zurich Realtors as listing agents have a duty to their sellers to do this.

Q17. How much do you charge and why?

Known in the industry as commission, because we are a sales industry, all Lake Zurich Realtors compensation, by law, is negotiable. There is an old adage, ?you get what you pay for?. You need to compare apples to apples, i.e. service to service.

Q18. Can I cancel our agreement if I am not satisfied?

Lake Zurich Realtors that know they?ll do a stand up job for you will not have a problem with this question, nor are they likely to hold you and your property hostage. In my opinion if my clients are not satisfied then parting ways amicably is the best resolution.

Summary

During your interviews look for honesty, open answers, respect for your home; Lake Zurich Realtors that listen and answer questions not those that babble.?There are some truly great Lake Zurich Realtors out there. Sometimes it takes a little bit of time and effort to find them.?

With the Browns on the verge of being sold by Randy Lerner to Jimmy Haslam, some of you have asked which other teams could be available.

OK, one of you has asked. ??Some? sounds better.

The chatter in league circles is that the teams most likely to be on the market in the not-too-distant future are the Bills, Titans, and Broncos.

The Bills and Titans are each held by their original AFL owners. ?Ralph Wilson, who initially wanted to put an AFL team in Miami, has owned the Bills since 1960. ?Bud Adams founded the Houston Oilers that same year, moving them to Tennessee 35 years later.

It?s believed that the families of Wilson, 93, and Adams, 89, will sell the franchises once they inherit ownership of them. ?Actually, Haslam had been rumored as one of the candidates to buy the Titans, given that Haslam?s family lives and works in Tennessee.

The reasons for the potential availability of the Broncos, another original AFL franchise, aren?t known. ?Owner Pat Bowlen is only 68, which makes him a spring chicken in relation to some of his colleagues. ?Rumors and reports of memory issues swirled a couple of years ago, but that talk largely has subsided. ?Some in Denver believe that, eventually, Bowlen will find a way to sell the team to V.P. of football operations John Elway, and that Elway will find a way to buy it.

Potential buyers don?t have to cut a check for $1 billion or close to that amount. ?Instead, league rules permit one person to own as little as 30 percent. ?Technically, one family may own 30 percent, with at least one person from the family owning 10 percent.

Here?s hoping the Kardashians aren?t aware of that.

SBA Proposes Changes to Small Business Size Standards for NAICS

The U.S. Small Business Administration (?SBA?) recently issued one Proposed Rule seeking to revise the small business size standards for 9 industries in NAICS Sector 22, ?Utilities,? Small Business Size Standards: Utilities, 77 Fed. Reg. 42,441 (July 19, 2012), and another proposing the revision of size standards for 1 industry and 1 sub-industry in NAICS Sector 22, ?Construction,? Small Business Size Standards: Construction, 77 Fed. Reg. 42,197 (July 18, 2012).? The proposed adjustments relating to the Construction sector are very modest and unlikely to have significant impact.? But those proposed for the Utilities sector include increased size standards for 3 industries and the adoption of employee based size standards in the place of the current million megawatt hours (MWh) standards for 6 others.?

Comments on both proposed rules are due on September 17, 2012. ?

The proposed size standard increases promise to enable formerly small companies to once again qualify and compete as small businesses for new procurement opportunities in these industries.? If adopted, they also will expand the pool of qualified small businesses with which large companies can contract under their small business subcontracting plans.? And businesses working in the Utilities sector industries impacted by the proposed switch to employee based standards will have to learn an entirely new approach to determining size.? It therefore will behoove all businesses, both large and small, involved with these industries, to familiarize themselves with these proposed changes to the size standards and develop and timely submit comments if they wish to help shape the SBA?s decision on final rules for these sectors.?

As previously noted in articles here and here relating to size standards, SBA?s size standards are set forth in 13 C.F.R. Part 121.? Starting in 2007, SBA began a comprehensive review of its size standards.? This effort has taken on increased impetus in view of the mandate in the Small Business Jobs Act of 2010, Pub. L. No. 111-240, signed September 27, 2010, directing SBA to conduct a detailed review of all size standards and to make appropriate adjustments to reflect market conditions.? SBA is now required to conduct a detailed review of at least one-third of all size standards during every 18-month period, and to do a complete review of all size standards no less frequently than every five years.? The proposed rules for Sectors 22 and 23 are part of that ongoing process.

Applying its ?Size Standard Methodology,? SBA calculated new, higher size standards for the three non-electric industry NAICS Codes in Sector 22.? As a result, it proposes to raise NAICS Code 221310 (Water Supply and Irrigation Systems) from $7.0M to $25.5M, NAICS Code 221320 (Sewage Treatment Facilities) from $7.0M to $19.0M, and NAICS code 221330 (Steam and Air-Conditioning Supply) from $12.5M to $14.0M.? SBA conducted a more extensive evaluation of the Electric Utilities industries (NAICS Codes 221111 to 221122) and its approach to their size standards.? Currently, in order to be considered ?small? within these industries, firms, including their affiliates, must be primarily engaged in the generation, transmission and/or distribution of electric energy, see Footnote 1 in 13 CFR ? 121.201, and its total electric output for the preceding fiscal year must not exceed 4 MWh.? In preparing the proposed rule, SBA considered three options for changing the size standard: (1) increasing the current MWh based size standard from 4 million MWh to 8 million MWh and modifying Footnote 1; (2) adding an employee based size standard of 500 employees along with an 8 million MWh size standard and eliminating Footnote 1; and (3) replacing the current 4 million MWh size standard with an employee based size standard of 500 employees and eliminating Footnote 1.? After extensive discussion, SBA announced its strong preference for the third option, which it stated would avoid the complications of trying to apply Footnote 1 while taking advantage of the simpler, more consistent, and more appropriate employee based approach.? Click here to see SBA?s Table 3, summarizing the resulting proposed size standards for NAICS Sector 22.

The proposed changes to size standards in the Sector 23, ?Construction,? are not nearly as extensive, although they would been if based solely on the numbers.? Using its Size Standard Methodology, SBA calculated standards for each NAICS Code in the Sector and found that many of them were lower than the corresponding current size standard.? SBA obtained similar results when it calculated common size standards (which it proposes to use as an alternative to separate size standards for each industry in situations where the same businesses operate in multiple industries).? Each of the three common size standards calculated and proposed for use ? for subsectors 236 (Construction of Buildings) and 238 (Specialty Trade Contractors) and industry group 2371 (Utility System Construction) ? were lower than the current standards for their constituent NAICS Codes.? Click here to see SBA?s Table 6, summarizing these size standards calculations for NAICS Sector 23.? However, because lowering size standards is inconsistent with Government efforts to stimulate the economy and would discourage job growth, SBA is not proposing the reduction of any size standards.? Instead, the only proposed changes are to increase size standards for two NAICS codes not subject to common size standards: raising NAICS Code 237210 (Land Subdivision) from $7.0M to $25.5M and the Dredging and Surface Cleanup Activities exception to NAICS Code 237990 (Other Heavy and Civil Engineering Construction) from $20.0M to $30.0M.?

Both proposed rules identify a number of issues on which SBA seeks comments, including its specific proposed changes to size standards, its use of eight fixed levels for receipts based size standards, and the propriety of using common size standards. ??

As explained in our previous blogs on this general topic, it is important to note the reviews reflected in these proposed rules do not include the impact of inflation, and SBA will consider such separately, once its current ongoing review of all size standards is completed, so as to apply such equally across-the-board to all industries at the same time.

Developing countries lead the way in deploying mobile technology

Some three-quarters of the world now has access to mobile networks. What does this mean for those in the developing world?

From remote farms to rural health centers, one thing is transforming how even the world's poorest people live: the mobile phone.

Cell phone use in the developing world has climbed to nearly 5 billion mobile subscriptions, and three-quarters of the world now has access to mobile networks. This technology is reshaping the way individuals and communities manage their finances, monitor weather, engage with government, and earn a living, according to the recent World Bank Maximizing Mobile report.

?People are going from zero to 60. It is huge to go from no phone at all to a cellphone,? says Anne Nelson, international media development specialist and adjunct professor at Columbia University. ?The rapid penetration of cellphones in developing countries is changing lives dramatically.?

Mobile devices in regions like Africa are largely limited to voice and Short Message Service texting, but even the most basic mobile communications can increase school attendance, facilitate banking or cash transfers, create jobs, measure health indicators, accelerate disaster response, and fuel citizen engagement in governance and democracy.

For example, in Niger, access to cellphones has allowed grain traders to compare market prices across the country, cutting the cost of traveling to different markets and resulting in profit improvements of nearly 30 percent for traders. In Kenya, a program sent text messages to rural AIDS patients, reminding them to take their antiretroviral drugs.? It was found that sending these messages was not only more affordable than in-person reminders, but those receiving SMS messages showed higher rates of taking their meds than those who did not receive them.?

Mobile technology has also been lauded in the recent democratic uprisings in the Middle East. In Egypt, only about 10 percent of the population had landlines a decade ago, leaving much of the population without any phone access at all. Today, there are 82 million mobile phones in circulation, and the numbers are constantly growing.

The phones were ?game changers? during the Arab uprisings, not necessarily because of Twitter or Facebook ? many cellphones in Egypt, as in many rural parts of the developing world, don't have broadband access. Instead, ?for the first time, people were able to call or text each other and say ?Hey, let?s meet and go down to the square.? That wasn?t possible before,? says Ms. Nelson.

Texas-Size Mudballs in GOP Senate Runoff

A bitter GOP primary contest in Texas for a U.S. Senate seat has come to this: an ad featuring a grieving mother who links one of the candidates to her son?s suicide.

A Texas super PAC is airing a TV ad that features a distraught mother who says Ted Cruz, a lawyer, ?should be absolutely ashamed of himself? for representing a key figure in Pennsylvania?s infamous ?kids for cash? scandal. In that case, two judges were convicted of taking $2.1 million from Cruz?s client in exchange for sending kids to private juvenile detention centers ? which were built by Cruz?s client. The woman?s son was among the kids sentenced to prison by one of the disgraced judges. Her son later shot himself to death.

The woman?s story is heart wrenching and the scandal is beyond awful. But Cruz had nothing to do with the criminal case. Cruz represented the prison builder in a related civil suit brought against his client by an insurance company. The ad falsely claims that Cruz argued that his client ?should not have to pay? for his role in a bribery scandal, when in fact his client had already agreed to pay $17.75 million in restitution to the victims, and would in fact have paid more if Cruz succeeded in his only role: getting the insurance company to kick in additional sums.

Big Race in Texas

The boast that ?everything is bigger in Texas? certainly applies to the state?s race for the Republican Senate nomination ? the most expensive race in the country. Nine candidates competed in the May primary and the two survivors ? Lt. Gov. David Dewhurst (45 percent) and Cruz (34 percent) ? are facing off in a runoff election on July 31.

The winner likely will be the state?s next U.S. senator, replacing the retiring Republican Sen. Kay Bailey Hutchison, so the GOP primary has been hotly contested ? to say the least.

Dewhurst alone has spent nearly $20 million ? more than twice as much as Cruz. Dewhurst also has benefited from a super PAC, the Texas Conservatives Fund, that is headed by one of his longtime aides, Rob Johnson. The fund has spent $2.5 million as of July 11 ? not including its latest TV ad, ?Ted Cruz Should Be Ashamed,? which was released July 23.

In the ad, Sandy Fonzo speaks about the ?kids for cash? scandal in Pennsylvania. In that case, two state judges,?Michael Conahan and?Mark Ciavarella?Jr., were convicting of taking more than $2.6 million in exchange for sending juveniles to for-profit detention centers.

Fonzo?s 17-year-old son, Edward Kenzakoski, was sentenced to prison by Ciavarella for what the Associated Press described as a ?minor drug paraphernalia charge.? Fonzo said her son later killed himself, and she blames Ciavarella.

The case is complicated, and the TV ad is confusing and disjointed ? in part because of the choppy editing of Fonzo?s interview, which deals with two separated but related cases.

A Criminal Scandal and An Insurance Dispute

The ad opens with Fonzo saying, ?Corrupt judges put my son in a for-profit juvenile detention center ? to make millions of dollars.? That?s clear enough, and accurate.

But then she says, ?Ted Cruz says his client should not have to pay, that the IRS is the victim, and not the kids here.? The accompanying text on the screen says, ?Ted Cruz?s client paid judges to put kids in jails he built.? Here, the ad is not talking about the criminal case against the judges ? and those who paid them ? but rather a related civil suit.

Cruz?s client was Robert Mericle, owner of Mericle Construction, who built two new for-profit prisons in Pennsylvania. Mericle testified that he gave the two judges payments totaling about $2.1 million. The owner of the facilities, Robert Powell, testified that he gave the judges an additional $600,000. The former judges argued in court that the payments were ?finder?s fees? for helping put Powell, owner of the facilities, in touch with Mericle, who built them.

Mericle accepted a plea agreement and testified on behalf of the prosecution. He pleaded guilty to failing to report a felony and is awaiting sentencing.

Cruz had nothing to do with the criminal charges against Mericle.

The young victims of the kids-for-cash scandal sued Mericle for civil damages. Mericle settled the case by agreeing in December 2011 to create a $17.75 million fund for the victims. The agreement (page 11) also says that Mericle will pay an additional $1.75 million into the fund ? if he wins his appeal of a lower court finding that his insurance company, Travelers Property and Casualty, did not have to pay for the victims? claims against Mericle.

Here?s where Cruz comes in. Cruz represented Mericle in the appeals case of the insurance dispute. On June 20, 2012, the U.S. Third Circuit Court of Appeals ruled against Mericle.

Now, let?s go back to Fonzo?s statement: ?Ted Cruz says his client should not have to pay, that the IRS is the victim, and not the kids here.?

It?s true that Cruz, while arguing the insurance case, said (at the 4:30 minute mark): ?The victim of that crime was the IRS, it was the federal treasury. It wasn?t the kids.? But Cruz was talking about the crime to which Mericle pleaded guilty. As the U.S. Attorney?s office explains, Mericle was charged with (and ultimately pleaded guilty to) failing to report the ?commission of a felony, a conspiracy between Michael T. Conahan and Mark A. Ciavarella, Jr. to defraud the United States of income tax due and owing for tax years 2003 and 2005 through 2007.?

Also, confused viewers may be left with the impression that Cruz was trying to help Mericle shortchange victims when Fonzo says, ?Ted Cruz says his client should not have to pay.? That?s misleading. As we explained earlier, the victims and their families ? presumably including Fonzo ? would have benefited if Cruz won the insurance dispute for his client. The $17.75 million victims? fund could have gained an additional $1.75 million, as stated in a press release issued by a law firm involved in the settlement when it was announced.

One last thing: The editing of Fonzo?s interview makes it impossible to know what she means when she says, ?That?s what my son?s life was worth, $500,? or whether she is blaming Cruz for such meager compensation. Rob Johnson, the executive director of the Texas Conservatives Fund, did not return a phone call. We also tried to reach Fonzo without any luck.

It is possible that Fonzo is talking about how much her family is entitled to under the agreement reached between Cruz?s client (Mericle) and the victims. The Scranton Times-Tribune reported on Feb. 29 that a state judge approved the agreement and that it would pay juveniles sentenced by the two judges between $500 and $8,200. But Fonzo said her son served time in prison, and those children would receive at least $5,000 if they were imprisoned in one of the new prisons built by Mericle and at least $1,000 if imprisoned in another facility.

In either case, Cruz had nothing to do with the creation of the fund or how much it pays victims. He was not one of the attorneys listed on the agreement. If anything, Cruz?s only involvement in the case would have resulted in more ? not less ? money for victims.

(Marshall County) ? A terrifying home invasion in Mississippi. Burglars bust into a Lamar, MS home and douse a woman and three children with gasoline. It happened just before 11 p.m. Wednesday night in the 400 block of Early Grove Road.

The woman was with her 9-year-old sister, and her 3-month-old and her one-year old children when the men armed with gasoline entered their home.

?The ordered everybody inside the residence including three children to lay on the floor in the living room area,? Kelly McMillan with the Marshall County Sheriff?s Office said.

McMillan said the burglars then doused the family with gasoline.

?It was a gallon and a half gas can,? he said. ?I?m not sure how much gas was in the can, but they started to sprinkle it all over the house.

The men then walked out of the home with a big screen T.V., but as they went down the steps the T.V. fell. Investigators say hey got in a car and drove off.

Police believe Qwanesha Rhine and Shantel Fitzpatrick? were the getaway drivers. This afternoon they were arrested for attempted aggravated robbery and burglary.

?Now investigators are looking for the three men involved. The suspects are 20-year-old Martin Mitchell of Holly Springs,? 20-year-old Cedric McNeil of Memphis, and the third wanted person is a juvenile.

?Hopefully they?ll do the right thing and turn themselves in, but if not we?ll do everything we need to do to get them into custody,? McMillan said.

Police were able to collect evidence at the scene, including the gas can that was used in the assault.

?That?s crazy. Somethings wrong with them,? the victim?s cousin Q?Tavious Jones said.

Jones can?t believe his cousins were attacked with gasoline and robbed. He hopes those responsible are caught soon.

?They should be put in jail,? he said.

When we showed family members pictures of the two women already arrested, hey told us Rhine is related to the victim. A sad discovery, they say, in this traumatizing story for their family.

Marshall County investigators believe the three men could be connected to another home invasion in the county earlier this week. They say three men busted into a home armed with guns on Monday night in Byhalia. They are believed to be driving a 1980?s model Ford Mustang.

Application developers at Shifty Jelly have taken to Twitter to let us all know that they have doubled their Android app sales since the release of the Nexus 7 and Google's $25 Play Store credit. The developers of the popular Pocket Casts podcast app and down under weather app Pocket Weather Australia are clearly seeing the benefit of Google selling the Nexus 7 at cost with Play Store credit as a gateway to Google Play, and remarked about the influx of new users.

We’ve noticed that sales of all our apps have doubled on Android, coinciding with Nexus 7 sales and Google giving out $25 for the Play Store

It?s no surprise that food is going to leave you more filled up than any drink will. Just think?would you rather eat a slice of cheese pizza or drink two cans of soda for dinner? The pizza. Clearly. But the calorie content in both are equal so cutting down on sugary drinks is an obvious no brainer in this situation.

One large mistake many people make with?calorie intake comes in the form of a beast we refer to as smoothies. Smoothies should not, I repeat, should NOT be had as drinks but rather as a meal. You?re probably thinking?but I?m getting so many good fruits and veggies?true, but unfortunately, smoothies are loaded in extra cals that should be used for a meal. We love you, Jamba Juice, but it?s just not in the cards for bikini season.

But now the real question is this: if you had to cut back, is it better to cut back on food or cocktails? What calories stick with you (ya know, on your tush)? Of course, this question has no?definite answer because eating excessive amounts but not drinking or vice-versa won?t help either way. Balance is key, but we can say the healthier option is probably to cut back on the alcohol intake to keep that skinny around for as long as possible. Yeah, you might have some friends who say, ?Ohhhh, I just drink most of my calories and don?t gain any weight!? Well, that?s a topic we?ll get into at another time, but um, eating is good. Yes, it is.

Now you may think?but food is so much heartier and heavier than any drink, so why would it be significantly worse gaining calories this way?

Well, when you drink alcohol, your body tends to view that as an energy source; then all the food you previously consumed (even in small amounts) will automatically be stored as fat. Your body uses energy from the alcohol in its place, thus burning that instead of the fat; then it?s time to say hello to muffin tops and love handles (don?t even get me started on those beer bellies).

A sign of successful day drinking.

Basically, your body has a tougher time burning fat when there?s alcohol present, so to those people who think they?re staying extra skinny by making their diets cocktail-based?I?m going to say no.

Plus, cocktails don?t keep you full, so you?d be drinking a lot more to feel any sort of ?full? satisfaction. And excessive alcohol intake is neither healthy for you nor your waistline. But let?s not get on the party pooper train quite yet. Just remember, everything in moderation is okay. And the occasional splurge is necessary. Even for those looking to lose weight, alcohol isn?t strictly forbidden.

Consider your options?the lowest calorie drink you can probably get is a low-cal beer (MGD 64, anyone?). Glasses of wine can run anywhere from 100 to 150 calories and cocktails with mixers ? don?t even get me started. Just remember this as a rule of thumb ? anything flavored or fruity, whether it?s a drink or straight shot, probably?has a lot more calories than something that tastes like rubbing alcohol (not saying you should actually go drink rubbing alcohol?).

And this even affects what you eat, too. When you consume alcohol, eat healthier food items for those drunchies (junk food is a no-no) and just be conscious of your intake. And if you drink, burn off that extra fat and increase your metabolism by exercising.

Summer is all about having fun, but keeping yourself in check is always a good thing. And if you?re ever noticing those little love handles pop out after a few too many nights on the town, as Jamie Foxx would say, ?Blame it on the al-al-al-al-al-alcohol.?

DC Comics delays Batman comic after Colo. shooting

(AP) ? DC Comics is asking retailers to postpone sales of a Batman comic book out of respect for victims of the shooting at a theater showing "The Dark Knight Rises" in Colorado.

In an email sent to shops on Monday, DC Entertainment wrote that it had decided to postpone the release of "Batman, Incorporated" No. 3 "because the comic contains content that may be perceived as insensitive in light of recent events."

The email, a copy of which The Associated Press obtained Tuesday, did not disclose the content. The series is written by Grant Morrison and illustrated by Chris Burnham.

On Twitter, Burnham wrote that the issue would be delayed for "some grim imagery that would seem wholly inappropriate given the Aurora killings."

He also wrote that "It's not just a Batman comic with guns in it. There's a specific scene that made DC & the whole Bat-team say 'Yikes.' Too close for comfort."

DC Entertainment asked sellers not to make the issue available until Aug. 22.

"Please do not make this issue available at this time. Please hold the copies," the email read.

Also delayed were digital editions of the issue.

DC Entertainment said the issue was not being held because it is a Batman title, but because of concern about the content in the issue.

The publisher's other Batman titles are not being delayed, including the 11th issue of "Batman: The Dark Knight" due out Wednesday and "Detective Comics" No. 12 next week.

(AP) ? UPS sees a tough road ahead for the global economy.

The world's largest package delivery company is more pessimistic about global growth than many economists. It predicts global trade will grow even slower than the world's economies ? a trend not seen since the recession. It's making cuts in its business and reducing its earnings projections.

UPS on Tuesday lowered its forecast for all of 2012 and said its third-quarter earnings will fall below last year's results.

Customers are worried about the global economy weakening in the second half of the year, the company said. Their skittishness was also felt in the second quarter, where UPS missed analysts' expectations for both earnings and revenue. The stock fell almost 4 percent in morning trading.

"Economies around the world are showing signs of weakening and our customers are increasingly nervous," Chairman and CEO Scott Davis said in a conference call with analysts.

That sentiment, along with similar comments from chemical maker DuPont, weighed on investors, who are already nervous about the global economy. The S&P 500 index dropped 0.5 percent in the morning. UPS is a closely watched barometer of broader economic health because it moves millions of packages between consumers and businesses every day.

UPS said it expects the U.S. economy, by far the world's largest, will grow just 1 percent this year. The company cited stalling growth from U.S. service companies, lower retail sales and still-high unemployment as signals that the U.S. isn't holding up as well as UPS anticipated just three months ago.

Although economists have been cutting their projections, estimates for U.S. economic growth this year are still in a range of about 1.8 percent to 2 percent.

This marks the third straight year growth has stalled at mid-year after getting off to a promising start.

UPS cut its full-year earnings forecast by 25 cents per share to $4.50 to $4.75. Wall Street had been expecting earnings of $4.82, according to FactSet.

For the three months ended in June, UPS said net income rose 2 percent to $1.12 billion, or $1.15 per share, compared with $1.09 billion, or $1.09 per share, a year earlier. Analysts expected $1.17 per share according to FactSet.

Revenue for the Atlanta company rose 1.2 percent to $13.35 billion.

In the U.S., revenue rose 4 percent from a year earlier, driven by a higher volume of packages. UPS said the increase was mostly due to a higher number of packages ordered from Internet retailers.

Overseas, revenue fell 4 percent on lower exports from Asia and falling revenue per package, an indication of lower prices.

Revenue in UPS' supply chain and freight business fell 1.7 percent. That segment includes both UPS' long haul trucking business and a unit that helps manufacturers streamline and make their businesses more efficient.

A month ago, rival FedEx Corp. warned that slow global economic growth will crimp its earnings over the next 12 months.

UPS said Tuesday that it's cutting some flights out of Asia and reducing the frequency of others over the next several quarters to counter slowing demand. That amounts to a 10 percent cut in capacity on Asia flights, on top of a previous 10 percent reduction.

The company warned it would take additional actions, if necessary, to bolster its financial results.

UPS does see one bright spot ahead: it believes fourth-quarter earnings will be buoyed by major technology product launches ahead of the busy holiday season. Apple Inc. is expected to release a new version of the iPhone in the fall.

I was having lunch last week with Judy Rosenthal and RozeLyn Beck when the topic of philanthropy came up.

I shared with these two amazing women that four years ago, I decided that I was a philanthopist and that someday I would be giving away millions of dollars to help tons of people improve their lives and communities. At present, I don?t yet know how or when this will happen. Those details are working themselves out, but the hard part is done. I made the decision about what role I wanted to play. I am a philanthropist. How about you?

It starts with the right attitude

Judy, RozeLyn and I all agreed that philanthropy is first an attitude, second an action. RozeLyn pointed out that it isn?t how much money you donate, but the fact that you share with others what you have. Your capacity for giving may be in part related to your current financial position, however, your willingness to be generous, to share, to help, to give to others,? why that is ingrained in your personality, values and attitude. Maybe it was how you were raised or perhaps you?ve been inspired to think and act philanthropically later in your life. However you got there, good for you. You?ve arrived at the Promised Land.

Schmoozers are practicing philanthropy

Both Judy and RozeLyn are practicing philanthropists and have impacted many lives of those people facing long term unemployment. RozeLyn is a successful graduate of the Schmoozers Job Group network where Judy and many other volunteers (myself included) give their time and talent to this volunteer organization that assists unemployed and underemployed professionals in the Farmington Valley in Connecticut.? Hosted by the Jewish Family Services (JFS) nonprofit organization, the Schmoozers group is one of the most dynamic and energetic re-employement groups that I have ever addressed as a professional speaker. Collectively, they have an amazing attitude of positivity and giving back. In fact, many of the Schmoozers members give back by offering to help at JFS, making donations with their time within the community, and when they ?land? they always give back remembering the plight of their unemployed brethren during their journey. This is a great example of how people can practice philanthropy even at times of personal adversity, such as long term unemployment.

You practice with what you have to work with right now

Just like in Yoga, it?s not about perfection or competing with the guy or gal next to you. Your ?practice? begins with accepting and making the most with what you have to work with right now. The good news is that as a budding philanthropist, you have a lot of work with. Most people think of large sums of money and large financial assets when it comes to qualifying as a philanthropist. But you also have the value of your time and talent. And you can leverage your personal influence, by rallying the people in your network to support the issues that you care about and the social ills that you want to see changed in your lifetime. I call this leveraging your circle of influence to expand your circle of concern.

What do you have to work with as a philanthropist?

  1. Treasure? ? your donations, financial contributions, tithing, participating in the United Way community investment campaign drive at your workplace, appropriating funds from your wills/trusts/estate to a nonprofit of your choice after your death, matching other people?s donations, sponsoring charitable events, raising money through your participation in charity golf, runs, walks, etc.
  2. Time ? you volunteering at events, volunteer leadership roles, board positions, nonprofit committee work,? making a call to a sick friend, making cookies for a new neighbor, walking a friend?s dog when they can?t, working in a food pantry, etc.
  3. Talent? ? your pro bono service of your skills and expertise to help advance a worthy cause without charging them or at a significantly reduced rate, etc.
  4. Network ? lending your? social capital, sharing links on social media, serving as a table captain at a fund raising event, writing/speaking/advocating on issues, personally inviting your friends to get involved, share what causes you are passionate about with the people in your network, etc.

Today is the day

This summer I have the privilege to do a series of presentation training seminars for The United Way of Central and Northeastern Connecticut. They are mobilizing a mass of volunteer leaders and a large network of affiliated agencies to kick off the 2012 United Way Campaign. Watch this short video with his wonderful music and you too will be inspired to be part of this united movement. I hope that you and your employer will enthusiastically participate in the 2012 United Way Campaign.

Be a role model

When you practice philanthropy, you will be inspiring other people through your actions and attitude. I know that some people prefer to be ?anonymous? in their charitable giving. Discretion and tact are good traits to have but I say talk it up! We want to and need to make philanthropy a cool thing to do and to be. We need to motivate more people ? young and old and everyone in-between ? to stretch themselves and become positive social change agents. I encourage you to find a comfortable way to rally your troops and fully leverage your social influence to extend your philanthropic impact. Our world needs more motivated philanthropists!

Your Networking Goal for the Week

This is the week when you can decide that you too are a philanthropist. If you like helping other people and it feels good to give, just imagine how awesome you will feel when you start leveraging your networking connections to do even more collective good!

When you network with people this week, take the time to inquire as to their interests and involvements with charitable organizations. Find out where their social change passions lie. Share yours with them as well. Invite them to join you in some small way ? share some information, invite them to an event, ask them to help you raise money and awareness for the cause. It doesn?t have to be a big ask. Small steps matter too. Being a philanthropist takes practice. This week, you will start putting your philanthropic attitude into motion. The world just got better because of you!
